Crossroads Companies (XRC) was founded in 2001 by Steve Hittman, its CEO. XRC has a multi-dimensional approach to real estate development, as an owner, developer and manager of income producing properties. XRC provides advisory services to property owners, big box retailers, lenders, and private equity investors. We have in-house expertise in real estate development, market research, site selection, entitlements, construction, management and leasing services; as well as venture capital partnerships.
We represent some of the metro area’s largest supermarket chains, as well as property owners, banks, big box users, and private equity investors. Transactions include acquisitions, dispositions, sale-leasebacks, joint ventures, ground leases and development projects.
Steve is a graduate of the State University of Potsdam and received his diploma in real estate development from New York University.
Robert R. Volosin is the CEO of Supermarket Consulting Group (SCG), an independent market research firm, which provides Crossroads Companies (XRC) with research and development services. Bob has a multi-decade background as an executive with some of the region’s largest supermarket chains.
He is a principal in the development firm Inner City Development Group, which focuses on the development of supermarket-anchored shopping centers in low income urban neighborhoods utilizing various non-traditional financing programs including: New Market Tax Credits, Economic Development Grants, PILOTS, Redevelopment Area Bonds and Community Development Block Grants, as well as public-private partnerships.
Bob is an active member of the International Council of Shopping Centers and is a graduate of Rutgers University with a B.A degree in Economics with a concentration in Finance and has been a member of the team since 2012.
Mike Feehan is the Senior Vice President of Construction, for Crossroads Companies. He is responsible for the supervision of Crossroads Companies (XRC) development projects, as well as construction management services. Mike has had a 30-plus year career in the construction of supermarkets and income producing properties. He has undertaken diverse projects for companies such as Sheraton Hotel, PetCo, J.D Construction Corp. and ShopRite, as well as provided turnkey stores for tenants such as Panera, PetSmart, DiVita, GNC, Hollywood Video, TJ Maxx, Pet Supply Plus and a host of other national and regional retailers.
Mike has supervised the construction of turnkey and tenant fit-out for XRC projects in Hackensack, Franklin Township, Somerset, Hillsdale, Wallington, Lyndhurst, Garfield, West Milford, Wyckoff, Elmwood Park, Fair Lawn and Jersey City, NJ as well as Stony Point, NY.
Mike has been an associate of Crossroads Companies since 2010.
John Susa is Vice President of Asset Management and is responsible for the day-to-day operations, management, and administration of all Crossroads Companies’ properties.
John’s multi-faceted background includes frontline international management across a broad spectrum of industries. John’s communication skills, service focus, and attention to detail ensures peak operational performance across the entire Crossroads Companies’ portfolio.
John attended Ealing college in London, U.K., and graduated from the State University of New York at Oneonta with a B.A. in Literature. John has been an associate of XRC since September 2007.
Joseph (JJ) Keys, Jr.
Joseph (JJ) Keys Jr. is a Development Executive and Licensed Real Estate Salesperson with Crossroads Companies (XRC). He is responsible for site acquisitions, leasing, and the expansion and diversification of XRC’s real estate and client portfolio.
JJ has a background in real estate, communications, marketing and store development. Prior to joining XRC, JJ coordinated Apple store openings as well as store wide renovations across the continental U.S. JJ is a licensed real estate agent and an active member of the International Council of Shopping Centers (ICSC). He graduated from the University of Vermont in Burlington, VT in 2011 and joined XRC in 2018.
Anthony Vulpi is the residential Development Partner for Crossroads Companies. Mr. Vulpi oversees all aspects of Crossroad’s multifamily, mixed-use development program, which includes projects throughout New Jersey and New York. Mr. Vulpi is responsible for acquisitions, entitlement approvals, design, construction, project financing and dispositions or recapitalizations.
Mr. Vulpi has over 12 years of experience in all aspects of multifamily development. Prior to joining Crossroads, Mr. Vulpi was Vice President of Development for one of the nation’s largest multifamily development firms, Mill Creek Residential, where he played an integral role in the acquisition, entitlement, development and construction of over 1,500 apartments throughout New Jersey and New York, with aggregate values in excess of $500M.
Anthony received a Bachelor’s Degree from the Arizona State University and Bachelor of Science in Real Estate from New York University’s Schack Institute.
